The construction of a big building may not be practical and efficient without the implementation of a Building Information Modelling System. The purpose of the assignment is to select a general contractor for the Building Information Modelling (BIM) in the case of an elected building. The BIM chosen for this task is Bentley Microsystems and the building selected is Wilshire Grand Centre, which has been completed in Los Angeles, California on June 23rd, 2017. The scope of the BIM plan in this assignment is focused on the budgeting and implementation of the BIM system for the selected building by realistic assumptions. The project as a whole determines the feasibility of implementation of BIM system as a whole by application of Net Present Value (NPV) technique.

As required in the assignment, the description of the Wilshire Grand Centre developed before the construction of the building by the contractors is attached below. It indicates the height of the main building, the height of helistop and the height of building B as well. It must be noted that the view provided in the sketch is North View as can be analyzed from the plan.

Procurement Method and Organisational Chart

GENERAL CONTRACTOR: In the view of Porwal and Hewage (2013), there are various procurement methods possible for the construction projects involving the implementation of the BIM system. Those include the Design-Bid-Build, Dutch Building system, Design & Build and Integrated Project Delivery (IPD) system. The procurement method utilized for the project under consideration is IPD system as the project under consideration purposes to integrate the implementation and operations associated with the BIM System. According to Ashton (2004), an appropriate organizational structure is desired to implement a project successfully; the project team must include individuals with a diverse set of skills and characteristics. The corporate structure particular project team is illustrated in the figure below:

The picture above shows that the project team of the project about the implementation of Bentley Microsystems. It is evident that one director, one project manager and one site manager will be allocated to this project. Under the project manager, the staff will include two quality surveyors, four design coordinators, and 2 logistics managers. On the other hand, the site manager heads the 4 data entry and six technicians. The structure of the project team suggests that the group is highly diverse in skills, qualification, and experience, which makes the probability of success of this construction project very high GENERAL CONTRACTOR.

RIBA Plan of Work

The concept of RIBA Plan of Work is applied to the implementation of Bentley Microsystems at the construction site of new building namely Wilshire Grand Centre to assess how each stage refers to a practical case. In the view of Sinclair (2013), the RIBA Plan of work has designed the construction project plan into eight different stages; which include the “Strategic definition, Preparation, and brief, Concept design, Developed design, Technical design, Construction, Handover and close out and In use.” Each stage is applied to the BIM System implementation at Wilshire Grand Centre below:
